ACCOMMODATION DEPOSIT CHARGES
For stays of any length, a deposit of 50% of the total charges is due at the time of booking. Payment must be made via credit card and are charged to the credit card provided on your reservation.
You will receive a confirmation of your reservation as well as a invoice detailing the remaining amount due upon checkout.
WHAT TO EXPECT FOR CHECK IN AND CHECK OUT:
CHECK IN:
The morning of your arrival, you will receive a text to the phone number listed on your reservation. This text message will include important information about your stay, including information about parking, WIFI, your room number, the code to your room, and more. Check in is at 3pm each day. If you think you may arrive early, please reach out to us to see if we can accommodate an early check in.
If you listed a landline or another phone that cannot receive text messages, please call the hotel at (970) 385-1920 to provide an alternative form of communication throughout your stay.
All doors at The Leland House Suites of Durango, including the door to your guest room, are accessible via keypad entry. You can expect that the code to your room will be the last four (4) digits of your cell phone.
CHECK OUT:
Check out is easy – just send us a text once you depart, or leave the door to your room ajar. Check out is at 11am each day. We can occasionally accommodate late check outs as late as noon. This is dependent on our occupancy, housekeeping schedule, and other factors. Please reach out to us by calling or texting (970) 385-1920 if you would like to request a late check out.

CANCELLATION POLICY
For stays of any length, a deposit of 50% of the total charges is due at the time of booking. Payment must be made via credit card and are charged to the credit card provided on your reservation.

If a cancellation is made 7 days prior to the arrival date, you will be charged a $40 cancellation fee. If the cancellation is made within 7 days of arrival, the first three (3) reserved nights will be charged in full, and any remaining reserved nights will be charged at 50%. If the cancellation is made within 48 hours of your arrival, the entire reservation will be charged in full.
The deposit amount provided upon initially making your reservation will contribute towards the total amount due as a result of the cancellation.

However, no warranty, expressed or implied, is given that the information provided on this website is error-free. The Leland House Suites does not accept liability for any errors and/or omissions and reserves the right to change the information published at any time and without notice.
PET-FRIENDLY DURANGO HOTEL POLICIES
Bring the whole family to Durango! We offer pet-friendly rooms at $40 per pet/per night, available in designated Pet Rooms Only. Pets must be mentioned prior to arrival via phone call or in the online reservation.
It is agreed that:
- No more than two dogs will be in the guest room.
- Cats and other animals (aside from dogs) are not allowed in the guest room without express written approval from Hotel Management.
- Dogs may not be left in the room unattended (see local pet sitting services below).
- Guest must be present in the room in order to receive housekeeping services, including daily stay over cleaning.
- Guest is responsible for any noise created by their pet and will ensure that the pet does not disrupt the quiet enjoyment of other hotel guests. In the case of excessive noise from the room and/or noise complaints from other guests, Guest is subject to additional fines of up to $700 per incident.
- Hotel Management and Staff reserve the right to enter the room, with or without the use of a privacy sign, if it is reasonably suspected that the room may have become or is currently being damaged by the pet.
- Should Hotel Management determine the pet is a disturbance or is objectionable to other hotel guests, the Guest must immediately make other arrangements to house the pet outside of the hotel
- Guest is responsible for additional fees in the event the pet causes any damage.
- It is the Guest’s full responsibility for any injury or damage caused or alleged to be caused by the pet and incurred or alleged to be incurred by any guest, employee, or invitee of the hotel. Guest agrees to indemnify, defend and hold harmless Hotel, Hotel Owner, Luna Valley LLC. And their respective officers, employees, agents, (collectively, the “indemnities”) from and against all loss, claims, demands, actions, or causes of action, liabilities damages, fines, expenses, costs, of whatsoever nature (including reasonable attorneys’ fees and costs) whether by reason of death or injury to any person or loss of or damage to any property or otherwise (“Claim(s)”) including Claims which may be asserted by third parties, to the extend arising out of or resulting from: (a) any breach of this Agreement by Guest; or (b) any negligence, gross negligence or intentional misconduct by me related to my pet’s stay with the Hotel.
- Hotel retains the right to exclude the pet if in the Hotel’s sole discretion the pet is considered dangerous by any reason of size, disposition or likely to frighten or harm other guests of the Hotel.
- Guest has ensured the pet has all required and up to date vaccinations and inoculations and does not have any communicable illness or diseases.

100% NON-SMOKING PROPERTY
The Leland House is non-smoking. If a smoking violation occurs in a room, the guest will be charged a $500 non-refundable cleaning fee. In addition, the guest may be asked to leave the premises without a refund.
DAMAGE AND OR THEFT POLICY
Any damage to hotel property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. You are liable for any damage howsoever caused (whether by the deliberate, negligent, or reckless act) to the room (s), hotel’s premises or property caused by you or any person in your party whether or not staying at the property during your stay. The Leland House reserves the right to retain your credit card and/or debit card details as presented at registration and charge or debit the credit /debit card such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by the Leland House as a result of the aforesaid. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Hotel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum. If the damage results in the room becoming unavailable to future guests, there may be additional fees.
DAMAGE DISCOVERED AFTER CHECK-OUT:
Guest Rooms found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third party fees.
DAMAGE TO ROOM:
Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, artwork, etc. will be charged at 120% of full and new replacement value plus any shipping and handling charges. Any damage to hotel property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges will be pursued.
DAMAGE TO MATTRESSES AND BEDDING:
Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.
GUEST CONDUCT & MANAGEMENT’S RIGHTS
It is agreed that the Guest will conduct themself in a respectable manner towards other guests and staff members, and will not cause any nuisance or annoyance within the Hotel premises. In case of breach of Hotel Rules and Management Policies by the Guest, the Hotel Management has the right to request any guest to vacate their room or other areas of the Hotel forthwith, without previous notice and without assigning any reason whatsoever, and the Guest shall be bound to vacate when requested to do so. In case of the default, the Hotel Management has the right to remove luggage and belongings from the room occupied by the guest. Failure to follow instructions can result in Police & Government intervention, at the cost of the Guest.
If Hotel Management or Staff are unable to contact the Guest after standard checkout time (11:00am), Hotel Management and Staff reserve the right to remove items from the room and/or contact a third party to remove any necessary items.
